I'm having fun watching the progress at the latest renovation project by Those Guys Construction on this house on Lee St in Tumwater WA. When my investor bought it as an estate owned property, it was definitely in need of some repairs & rehab work.

The house needed new roof and gutters, and inside a long time leaking hot water heater in the corner of the kitchen had caused really extensive damage to the entire center of the house.

As Those Guys Construction began the demolition phase, the extent of the damage opened an opportunity to reconfigure the floor plan in a way that makes this house much more open and functional.

What used to be a front door opening to a large laundry room got completely changed so that the new front door brings you into an entry way looking back into the living room.
The tiny, not very functional kitchen got moved to a much bigger space to the right of the entry and will be not only much more usable, but gorgeous with new cabinets, counters, sink, canned lighting, appliances - wow
The bathroom had to be rebuilt, too, and will also be gleaming with new fixtures, lighting - and a solidly rebuilt floor to walk on - always a nice thing!!
With the new sheetrock in, this project is beginning to come together nicely. I will be following up with a look at the finished project in a few weeks, and I can already tell that this renovation by Those Guys Construction is going to be another hard to believe transformation!

Hey Nancy, that place has good bones. Add a few larger windows, a planter box a little landscaping and that place would have some really nice curb appeal. All it takes is a pile of money to make a place look great, eh?
Hi Dave - the bones are sturdier now than when the investor bought it, for sure - and check back as soon I will have some follow up posts as more of the rehab is completed. Based on other projects Those Guys Construction have already completed, I know it's gonna be a beauty when they are done! Makes it really fun to list the finished product :)
I love rehab projects, Nancy. I will be watching to see how this one progresses. So satisfying to see a neglected home turned around and made into something really special.

How fun, I like to see neglected and outdated properties get new life. The process of refurbishing and renewing is very eco-friendly and I wish you a quick sale when you get it listed.
